The following is a list of snow removal procedures. Please read these procedures carefully. Please contact the Management office at the number above should you have any further questions.

SNOW REMOVAL PROCEDURES

  1. The Association hires a professional contractor for snow removal. This year we have again hired DeFeo’s of central Jersey. They are very familiar with Long Meadow and have been providing snow removal services for a number of years.

  1. We rely on the contractor to make decisions related to snow placement. Due to the narrow streets and limited space in our community, it is highly likely that snow will be piled on front yards throughout the community. Trucking snow from the community would cost the Association over $5,000.00 even for the smallest accumulations. Therefore, the Association has determined that we will not incur this expense unless it is absolutely, positively necessary.

  1. Typically, the contractor begins plowing roads when snow has accumulated to two inches and not before. Ice watch services are provided at the direction of the Board.

  1. There is no street parking on roads when the roads are snow covered.  If cars are parked anytime day or night on the street it can result in the entire street not being plowed at all. Please cooperate so that this does not become a problem for you or your neighbors.

  1. If a vehicle is left in a cul-de-sac and not moved before plowing of the roadway, it will be plowed under and may be damaged in the snow removal process. The owner of the vehicle will be responsible.

  1. Parking bays are not plowed out until the roads are passable. If you need your parking bay plowed before this time, you will need to take care of it yourself. Once the roads are plowed, you can move your vehicles to the street so that the parking bays can be plowed. Vehicles can then be parked in the cul-de-sac provided that you park only on one side so plows have plenty of room. In cul-de-sacs that have a “circle” in the center vehicles can only be parked on “one” side (not around the center circle) only, so that plows and emergency vehicles have plenty of room to pass.

  1. Contractors will tap their horn when plowing parking bays throughout the community. Please listen for the horn and be prepared to pull your car out for the plow truck to plow your parking spot. You can then return your car to your parking space.

  1. If you shovel yourself, be strongly reminded that you may not, under any circumstances place the snow onto the roadway after it has been plowed. Shoveled snow should be put on your front yard only. Since that has been a serious issue in the past, the Board reserves the right to fine any homeowner found in violation.

  1. If you find that, during the course of snow removal services in Long Meadow, the contractor had damaged anything, please report it immediately to the Association office.

GENERAL WINTER REMINDERS

The following is a list of general winter reminders. Please read these reminders carefully. Please contact the Management office at the number above should you have any further questions.

  1. Turn off water to all exterior water spigots. Be sure to remove your hose and store it indoors while not in immediate use. Do not leave it connected to the spigot as this can lead to broken pipes.
  2. Have your fireplace inspected and cleaned, if necessary.
  3. If you are a “snowbird” and leave for an extended period of time, be sure to shut off the main water valve to your home to prevent pipes from freezing and breaking.
  4. Check your washing machine hoses for bulging. The Association strongly encourages all homeowners to replace any plastic and/or rubber hoses. It is always a good idea to shut off the water supply to washing machines after each use.
  5. Check your furnace and water heater for rusting and leaking. Have your heating and air conditioning contractor perform seasonal maintenance and include a checkup for carbon monoxide leaking. If you have not already done so, it is recommended that you install carbon monoxide detector in each of your bedrooms.
  6. Change your furnace filter. Be sure to check the existing filter for the correct size.
  7. Test smoke detectors monthly. Check on the warranty as well. Smoke detectors should be completely replaced every 10-15 years based on manufacturer’s recommendations.

Thank you for your cooperation with the above. Have a safe winter and please drive carefully through the community.
