General Rules & Regulations
1. It is important to remember that we are all living in very close proximity to one another in Long Meadow. Certain rules are necessary to keep the peace.
2. Pets must be on a leash at all times. Dogs are not permitted to urinate or defecate on the lawn areas and all droppings must be scooped up and disposed of properly, not down the storm sewers. No pet is permitted to roam freely in the community. Pets may not be left outdoors unattended, this includes when they are tied out. Homeowners may not attach leashes to any common element or any area in front of the homes. If your dog barks excessively, it must be kept indoors with all windows closed so as not to be a public nuisance.
3. Children may not play on the common area slopes- this includes sled riding. All homeowners should respect each other’s private property and the common property of the Association. Parents, please remind your children.
4. One “For Sale/For Rent” sign is permitted in one window of your home. “Open House” signs are permitted on the day of the open house only. All other sigs are strictly prohibited.
5. Holiday decorations are permitted in the front of the home and must be removed within a reasonable amount of time once the holiday has passed.
6. Decorative or National Flags are permitted to be displayed in front of your home. (Other flags, windsocks, chimes, etc. must be placed at the back)
7. Garden ornaments are permitted in the front gardens-nothing taller than 12 inches is permitted.
8. Shrub beds in front of homes may not be altered except homeowners may plant flowering annuals.
9. Nothing is permitted to be stored outside at the entrance to any home. This includes shoes, packages; trash/recycling, toys, bikes, etc. The only items permitted on front porch areas are appropriate lawn – type furniture and decorative items. (Note: During snow season, homeowners are permitted to keep snow shovels on the front porch).
10. Exterior storage of items (within reason) is permitted on the back patio area- this must be kept neat and orderly at all times.
11. Bird feeders are not permitted. The Bedminster Board of Health has notified the Association that bird feeders attract rodents and other wildlife closer to the buildings.
12. Parking is permitted in your assigned spaces only. Please make sure you advise any visitors to your home, including service persons of this requirement so they do not inadvertently park in a neighbor’s space. No one is permitted to make repairs to vehicles in the parking bays or other Association areas.
13. The exterior front door light fixture may be replaced with a light fixture that matches the existing fixture. White trim light fixtures are not permitted.
14. Homeowners are required to keep their homes in good repair at all times. This includes:
a. Powerwashing the siding
b. Painting/replacing the wooden trim as needed and in accordance with the approved paint colors
c. Ensuring screens and storm doors are on track and in good repair (no holes)
d. Lawn care and mowing the backyard from the midpoint of the side of the home back. (You may contact the Management Company at the above address for name of the Association’s landscape contractor to do the mowing for you at your expense.
e. Maintenance of any appurtenances or exterior items to be kept in good condition.
f. Pest control as needed to eliminate any infestation (carpenter ants, termites, etc.)
g. Maintaining the privacy fence as needed, and removing or replacing when necessary with identical fencing or fencing approved by the Board.
15. Oversized and recreational vehicles (including motor homes, boats, trailers, trucks with plows attached, etc.) are not permitted to be parked in the community. The Board will review special temporary circumstances on a case-by-case basis, but you must notify the Association at least 2 weeks in advance to get permission. Otherwise, you are subject to towing.
16. Homeowners may not cut or otherwise alter the crown vetch on the slopes. This plant material helps stabilize the soil and prevent erosion. Any homeowner interested in planting anything on the slope areas must obtain a Variance from the Board in advance. (See Architectural Procedures).
17. Mailboxes were replaced in 2002. No stickers or decorative items are permitted on the mailboxes. Homeowners may plant flowering annuals at the base of the mailbox stands. No climbing vines or tall flowers around the base of the mailboxes are permitted.
