PARKING POLICIES
Please review the following procedures. Feel free to contact the Association office with questions or concerns.
1. Assigned Parking Spaces: Each home in the community has two (2) parking spaces. They are the private property of the owner to which they have been deeded. This was made clear to all home owners at the time of purchase.
A. Parking in these spaces is at the sole discretion of the property owner who owns the spaces.
B. All vehicles parked in parking space(s) must be parked completely within the confines of the parking space(s). Under no circumstances will it be permissible for any vehicle to overhang the parking space(s). This means that no vehicle may be parked in a manner so that any part extends out into the roadway, on a curb or in the grass.
C. If any vehicle is found to be parked in any space without the advanced approval from the property owner, the property owner has the right to contact the Bedminster Police Department and request that the vehicle is towed and the owner of the vehicle be cited for trespassing. Enforcement is at the discretion of the owner of the parking space.
D. It is strongly recommended that you notify all guests, contractors, etc., of the above rules.
Since parking spaces are private property, the Homeowner’s Association has no jurisdiction and will not take any independent action or render any opinions involving disputes over the use of homeowner parking spaces.
2. Street Parking - Street parking is expressly prohibited, with the following exceptions:
A. Designated parking spaces along Long Meadow Road and in the cul-de-sacs at the end of each street.
a. The Association will assume no liability whatsoever for any damage to any vehicle while parked in the designated parking spaces.
b. Cul-de-sac parking is on a first come, first serve basis.
c. Owners of vehicles who park their vehicle in designated parking spaces during any snowfall do so with the full understanding that this is where the snow from the roadway is plowed. The Association and its snow removal contractor will not be held liable for any damage caused to any vehicle while parked in the designated parking spaces. If the vehicle is plowed in, the owner of such vehicle will be fully responsible for shoveling out their vehicle.
B. Emergency vehicles (fire, first aid, police).
C. Delivery personnel making a delivery.
D. Contractors visiting a home for an emergency repair (not to exceed one hour). Contractors making scheduled repairs or requiring longer visits must either be parked in the homeowner’s parking space(s) or in the designated parking spaces described in 2A above.
E. Moving vans during daylight hours only.
3. Parking of Recreational Vehicles
Parking of any type of recreational vehicle including but not limited to boats, RVs, trailers, off-road vehicles, etc., is only permitted with advance written approval of the Board of Trustees and is permitted under strict guidelines. If you have the need to bring such vehicles into the community, please contact the Association office no less than one (1) month in advance in order to review the guidelines and make arrangements consistent with such guidelines.
4. Violation Reporting Requirements
If you observe any violations of paragraphs 2 and 3 above, please contact the Management company with the following information:
A. The name of the person filing the complaint
B. The date, time, and specific nature of the violation
C. The make, model, color and license plate of the vehicle in question
D. A photo with the date and time (not mandatory, but helpful).
